First-Time Home Buyer Grants in Kansas City: Grants, Loans & Conditions

First-time buyers researching Kansas City grants should look for the actual agreement, not just a benefit label. Build WyCo publishes a conditional down-payment grant; MHDC and KHRC describe assistance loans. Some assistance defers payment, some can be forgiven, and some requires regular repayment. Those categories can overlap, so classify both the payment schedule and the conditions for eliminating the debt.
This guide helps you investigate an award and its obligations. Use the homebuyer program comparison to choose the administrator and geography first. No example below confirms available funds, eligibility or a commitment for your purchase.
Grants, deferred loans and forgivable loans: a useful comparison
| Structure | What the label means | Example / primary source | What to obtain |
|---|---|---|---|
| Conditional grant | An award with conditions; a breach or specified event can trigger repayment | Build WyCo AHP | Award agreement, occupancy obligation and repayment/release terms |
| Deferred-payment loan | No current monthly payment does not mean no debt; establish when it becomes due | KHRC FTHB fact sheet | Note, lien, deferral/forgiveness provisions and payoff triggers |
| Forgivable second mortgage | Debt is canceled only according to the stated conditions and schedule | MHDC First Place manual / Next Step manual | Original note, forgiveness schedule, occupancy/original-mortgage conditions |
| Repayable assistance loan | A separate loan with a repayment obligation rather than an earned grant | CBC Mortgage Agency / Chenoa Fund guide resources | Payment amount, rate, term, servicing information and total financing costs |
| Unconditional grant claim | Do not assume this from the word grant | No unconditional metro-wide award verified for this guide | Written terms establishing whether any repayment condition remains |
Deferred describes when payment is required; forgivable describes whether debt may be canceled. The same second mortgage can be both. A zero interest rate or zero current payment does not make it a grant. An assistance offer should identify its legal structure rather than relying on an informal free-money description.
Grant research starting point: Build WyCo AHP
Build WyCo's published AHP page calls its assistance a down-payment grant and describes a five-year occupancy agreement, with repayment if the home is sold during that period. It also publishes household requirements, education, title partners and application steps. That is a verified conditional-grant lead, not an unconditional gift.
Ask the administrator to screen the property and household, confirm whether applications/funds are available and explain the award agreement. Ask about other events affecting the grant, how any recorded obligation is released and which closing arrangements are required. Do not assume the website summary lists every contractual condition.
Forgivable-loan example: MHDC assistance
The First Place and Next Step manuals revised October 5, 2026 describe a second loan that can be forgiven if the borrower remains in the home and retains the original mortgage for ten years. Diminution starts after year five at 1/60 per month. Sale or refinance during the period can require repayment of all or part.
Hypothetical arithmetic example: if an assistance note began at $10,000 and exactly 24 eligible monthly reductions had accrued after year five, 24/60 would be forgiven and $6,000 of that principal would remain. This illustrates the cited schedule only; it is not a payoff quote, a promised award or an estimate of other charges. The servicer must confirm dates, compliance and the actual amount due.
Before accepting assistance, ask the lender to compare it with a relevant no-assistance option. Keep repayment of the second loan distinct from any separate mortgage, tax or recapture question. A lower proposed refinance payment does not answer whether the original assistance becomes payable.
Deferred and forgivable example: KHRC
KHRC's fact sheet with 2026 information describes a forgivable soft second mortgage without monthly payments; leaving early can leave a balance owed. It is a loan structure with conditions, rather than an available grant for every Kansas buyer.
Its current intake page excludes Johnson County and the city limits of Kansas City, Lawrence, Topeka and Wichita. An Overland Park or KCK buyer must research other leads. The older process PDF has a printed 3/19/25 update footer and references 2025 limits; do not infer a revision date or current limits from its filename.
Request the current household/property requirements and actual note from the administrator or participating lender. The fact that a home is outside an excluded area only starts the eligibility review; it does not complete it.
Repayable-loan example: Chenoa Fund
CBC Mortgage Agency's current guide resource page links its August 6, 2026 seller guide, which describes repayable and forgivable assistance options. The repayable option has a ten-year term and interest; it must be evaluated as debt. Start with its homebuyer information and an appropriate lender to ask whether a current product can be considered for the property.
This is a structure example, not a recommendation, local eligibility determination or Key Homes KC partnership claim. Obtain the actual first- and second-loan payment schedules and costs. Do not assume a repayable option has the same forgiveness terms as another product from the same administrator.
Ask these questions before relying on an award
- ✔Who is the administrator, and does this exact address fall within its coverage?
- ✔Is the assistance a grant or loan, and will a lien be recorded?
- ✔What current payment, deferred balance or forgiveness schedule applies?
- ✔What happens after sale, refinance, transfer, rental use or loss of required occupancy?
- ✔Which education, property checks and closing partners are required?
- ✔What written award/reservation confirmation exists, and what conditions or deadlines remain?
- ✔How is payoff, forgiveness or lien release requested later?
Review the complete financing package. The CFPB Loan Estimate explainer helps identify mortgage costs; separate assistance documents can contain obligations beyond the main payment figure. Compare cash at closing, total payments and remaining cash for maintenance.
Keep mortgage pre-approval, assistance screening and award reservation separate in your records. Coordinate the remaining approval work with contract deadlines. If assistance cannot fit, ask the lender what changes in budget or timing instead of replacing it with an unreviewed advertised benefit.
Keep the documents for a later move
Store the signed award/note, administrator contact, occupancy period and any compliance requirements with your closing records. Before selling or refinancing, obtain the administrator's payoff or release instructions. Do not assume a calendar anniversary removes a recorded lien without the required steps.
Bring property and timing questions to the buyer consultation inquiry. For Kansas property research, use the Overland Park or KCK guide. Eligibility, financing and awards remain with the responsible lender/administrator.
